2

Who can benefit from using AirRenda?

  • Short-term rental investors researching apartments and houses
  • Buyers comparing Airbnb potential before making an offer
  • Real estate agents screening investment leads for clients
  • Property managers benchmarking nearby competition and pricing
3

What is the AirRenda Score?

The AirRenda Score is a 0–100 market score that combines demand signals, revenue potential, competition balance, and market quality around an address. Scores 41–65 are the investment sweet spot (proven demand, manageable competition). Scores 66–80 mean heavy competition. Scores above 80 signal oversupply and pricing pressure. Scores below 40 indicate limited or unproven demand.
4

What information will I see in a report?

Every paid report includes the AirRenda Score, market category, active listing count, average and median nightly prices, price range, property type split, six investment risk signals, estimated monthly revenue, map snapshot, and PDF download.
5

How does AirRenda work?

Click anywhere on the globe or enter an address. AirRenda analyzes nearby Airbnb market data and returns a report with the AirRenda Score, nightly rate data, listing density, investment risk signals, and market context — in seconds.
6

What data does AirRenda analyze?

AirRenda analyzes nearby short-term rental listings, nightly prices, listing counts, property types, ratings, review counts, Superhost signals, guest favorite badges, discount pressure, and estimated guest activity.
7

Can AirRenda estimate Airbnb income?

Yes — reports include an estimated monthly revenue range based on the median nightly price of nearby listings and an estimated occupancy rate for the local market. This is a market-based estimate, not a guarantee, and should be combined with your own cost, tax, and financing assumptions.
8

How should investors use the AirRenda Score?

Use the AirRenda Score as a first-pass market screen, not a buy or sell command. Scores in the 41–65 range (Strong Opportunity) are often the most attractive for new investors. High scores above 80 signal saturation and pricing pressure.
9

What are the investment risk signals in a report?

Every report includes six investment risk signals: Demand Strength, Revenue Quality, Competition Intensity, Operational Complexity, Regulation Exposure, and Pricing Pressure. Each is rated strong, moderate, or weak.
10

Can I click on the map or do I need an exact address?

Both work. You can click anywhere on the interactive globe to select a location, or type an address using the search bar with smart autocomplete. AirRenda identifies the exact coordinates automatically either way.
11

Can I compare multiple properties?

Yes. Every report is saved to your dashboard automatically. You can filter reports by city or country, compare AirRenda Scores, nightly rates, market categories, and listing density across all your analyzed addresses.
12

How accurate are the results?

AirRenda uses live market data where available. Reports reflect conditions at the time of generation. Short-term rental markets change continuously, so always run a fresh report close to your offer date and verify key assumptions independently.
13

How long does an analysis take?

Most reports are generated in under 10 seconds. Some locations may take slightly longer depending on data availability. Once ready, the report is saved to your dashboard automatically.
14

What does the free Explorer plan include?

The free Explorer plan gives you unlimited access to the interactive market heatmap. Browse Airbnb listing density and spot hotspots across any city worldwide — no credit card required. To generate full address-level reports, choose any paid plan.
15

How much does it cost to use AirRenda?

AirRenda offers a free Explorer plan plus three paid plans: Buyer (10 reports/mo), Investor (30 reports/mo), and Agency (70 reports/mo). All paid plans include the same full report features — the difference is how many reports you get per month. Visit the pricing page for current prices.
16

What are pay-as-you-go top-up packs?

Top-up packs let you add extra reports to your account at any time on top of your subscription. They are one-time purchases available in bundles of 5, 15, 30, 60, or 100 reports. Top-up reports do not expire.
17

How do reports work?

Each new address analysis uses 1 report from your monthly balance. Subscription reports reset each billing cycle — unused reports do not roll over. Top-up pack reports never expire.
18

What is a report refresh?

A report refresh updates a previously analyzed address with the latest market data. It is useful when a property is still on your shortlist and you want a current read before making an offer or renegotiating.
19

What is the difference between the plans?

All paid plans include the same full report features. The only difference is how many reports you get per month: Buyer = 10, Investor = 30, Agency = 70. Investor and Agency also include report refreshes.
20

Can I cancel my subscription anytime?

Yes. Cancel anytime from your dashboard settings or the customer portal. You keep full access until the end of your current billing period — no partial refunds for unused time.
21

Do you offer refunds?

Refund requests are reviewed on a case-by-case basis and should be submitted within 14 days of purchase. Because the service is delivered digitally, once a report is generated delivery is considered complete and the right to cancel expires. Email [email protected] with your account details.
23

Do I need an account to use AirRenda?

The free Explorer heatmap is available without an account. To generate full address-level reports, you need a free account and a paid plan. Account creation takes seconds via Google sign-in.
24

Does AirRenda work worldwide?

Yes. AirRenda analyzes short-term rental markets globally. You can research any address worldwide — from major cities like New York, London, and Tokyo to smaller markets and emerging destinations.
26

Does AirRenda work for both houses and apartments?

Yes. You can analyze apartments, houses, condos, villas, studios, townhomes, and other property types. The report focuses on the nearby short-term rental market around the chosen address, regardless of property type.
27

Does AirRenda include regulation risk?

Reports include a Regulation Exposure risk signal that flags areas where STR density and entire-home concentration match patterns that commonly trigger regulatory crackdowns. AirRenda does not provide legal advice — always verify local rules before investing.
