How should investors use the AirRenda Score?

The AirRenda Score is best used as a first-pass filter when comparing multiple addresses or neighborhoods.

Scores 41–65 (Strong Opportunity) are typically the most attractive for new investors — proven demand, manageable competition, and reliable pricing signals for underwriting.

Scores 66–80 (Competitive Market) indicate strong demand but heavy competition. Success requires a clear differentiation strategy, professional operations, and potentially higher upfront investment in property quality.

Scores above 80 (Saturated) signal oversupply and pricing pressure. New entrants face difficulty standing out without significant competitive advantages. Experienced operators only.

Scores 21–40 (Early Opportunity) may offer first-mover advantage, but require careful demand validation — limited competition can mean limited demand.

Scores 0–20 (Unproven Market) mean there is not enough data to validate investment potential. Independent demand research is essential before committing capital.
