Welcome to AirRenda.com, operated by BnBDetector ("we," "our," or "us"). These Terms of Service ("Terms") govern your use of the AirRenda website at airrenda.com and our short-term rental market analytics service, which helps users research Airbnb market conditions — including nightly rates, listing density, competition, and the AirRenda Score — around apartments, houses, and other property addresses worldwide.
By accessing or using our service, you agree to be bound by these Terms. If you do not agree, please do not use our service.
2. Service Description
AirRenda.com is a short-term rental market analytics platform. Enter a property address or select a location on the interactive map to receive a market report covering:
- The AirRenda Score (0–100) — a market activity score combining nearby listing density, pricing signals, and market health
- Nearby Airbnb listing counts, average nightly rates, and price ranges
- Property type mix and local competition density
- Host quality signals and top nearby competitor listings
- Market category classification and risk signals
- PDF report downloads and data exports
- A dashboard to save, compare, and filter reports by city and country
The AirRenda Score reflects visible short-term rental market activity around an address. Higher scores indicate denser Airbnb supply and stronger market signals; lower scores indicate limited nearby activity and a market that requires independent demand validation.
AirRenda is a research tool. It does not list properties for sale or rent, and it does not provide real estate, investment, legal, tax, or financial advice.
3. Free Plan
AirRenda offers a free Explorer tier that provides access to the interactive market heatmap. The Explorer tier allows unlimited map browsing and Airbnb density exploration across any city, but does not include address-level market reports or the AirRenda Score. No credit card is required to use the Explorer tier.
4. User Accounts and Eligibility
4.1 Account Creation
An account is required to generate address-level reports. You can create an account through Google authentication. You must be at least 18 years old to use the service.
4.2 Account Responsibility
You are responsible for maintaining the confidentiality of your account credentials and for all activities that occur under your account. Notify us immediately at [email protected] if you suspect unauthorized access.
5. Plans, Reports, and Billing
5.1 Subscription Plans
AirRenda offers monthly subscription plans with different report allowances per billing cycle. Unused reports do not roll over. For current plan details and pricing, see the pricing page.
5.2 Pay-As-You-Go Top-Ups
Subscribers may purchase additional report packs as one-time purchases. Top-up reports do not expire and require an active subscription. Available bundles and prices are listed on the pricing page.
5.3 Report Usage
Each new address analysis consumes one report from your balance. Reports are saved to your dashboard so you can revisit and compare previous analyses. Eligible plans may refresh a saved report to update its market data without consuming an additional report.
5.4 Payment Processing
All payments are processed through Paddle on behalf of BnBDetector (the legal entity operating AirRenda). By purchasing a plan or top-up, you agree to our Terms and to Paddle's terms and conditions.
5.5 Automatic Renewal
Subscription plans automatically renew at the end of each billing cycle unless cancelled before the renewal date. You will be charged the then-current plan price on each renewal date.
5.6 Plan Changes
You can upgrade or downgrade between subscription plans at any time from your dashboard settings. Changes take effect immediately and your report allowance is adjusted accordingly.
5.7 Cancellation
You may cancel your subscription at any time from your dashboard settings or through the customer portal link in your billing emails. After cancellation, you retain full access to your plan until the end of the current billing period. No partial refunds are issued for unused time within a billing period.
5.8 Refunds
Refund requests are reviewed on a case-by-case basis and should be submitted within 14 days of the original purchase by emailing [email protected]. Refunds may be refused if we see evidence of fraud, manipulation, or abusive behavior.
Because the service is delivered digitally, once a report is generated — meaning data retrieval, analysis, and scoring have begun — delivery is considered complete and the statutory right to cancel expires.
By completing a purchase, users acknowledge that the digital service is provided immediately and that their right to cancel ends once usage starts.
6. Intellectual Property
6.1 Our Content
All content on AirRenda.com — including the AirRenda Score methodology, market reports, analytics algorithms, platform design, and proprietary data — is the exclusive property of AirRenda. You receive a limited, non-exclusive, non-transferable license to access and use reports for your own personal or business investment research purposes.
6.2 Restrictions
You may not reproduce, redistribute, resell, or sublicense AirRenda reports or data to third parties without our prior written consent. Reports are provided for your own research use only.
7. Acceptable Use
7.1 Prohibited Activities
You agree not to:
- Use the service for any unlawful purpose
- Attempt to reverse engineer, decompile, or extract our analytics algorithms or scoring methodology
- Share, sell, or transfer your account access to third parties
- Use automated systems, bots, or scrapers to access the service beyond normal usage patterns
- Misrepresent the source, accuracy, or nature of our reports
- Resell or redistribute report data without written authorization
- Use the service to harass, threaten, or harm others
7.2 Compliance
You agree to comply with all applicable laws and regulations when using our service, including any local laws governing short-term rental investment and property research in your jurisdiction.
8. Third-Party Services
AirRenda integrates with third-party providers to deliver its service, including providers for:
- Payment processing and subscription management
- Account authentication
- Address geocoding and autocomplete
- Customer support
We are not responsible for the terms, privacy practices, or performance of these third-party services.
9. Not Investment Advice
AirRenda is a market data tool, not an investment advisor. We are not a licensed financial advisor, investment advisor, real estate broker, or legal professional. Nothing on this platform — including AirRenda Scores, market reports, revenue estimates, risk signals, pricing data, or any other content — constitutes or should be interpreted as:
- Investment advice or a recommendation to buy, sell, or hold any property or asset
- Financial advice or a projection of future returns, income, or profitability
- Real estate advice or a valuation of any property
- Legal advice regarding short-term rental regulations, permits, zoning, or compliance

AirRenda shows you what the nearby short-term rental market looks like based on publicly visible data at the time of the report. What you do with that information is entirely your decision. Property investment carries real financial risk, and past or current market conditions are not a guarantee of future performance.

- Continuous, uninterrupted service availability
- Complete accuracy of AirRenda Scores, nightly rate data, or market reports
- Suitability for any particular investment purpose
10.2 Data Accuracy
Short-term rental markets change continuously. Listings appear and disappear, prices shift by season, and regulations vary by city and building. AirRenda reports reflect market conditions at the time of generation and may not capture subsequent changes. Always verify key assumptions independently before making a purchase decision.
11. Limitation of Liability
To the maximum extent permitted by applicable law, AirRenda.com shall not be liable for:
- Any indirect, incidental, special, consequential, or punitive damages
- Loss of profits, revenue, data, or business opportunities
- Investment or property decisions made based on our reports or analysis
- Inaccuracies in market data resulting from third-party data source changes
12. Termination
12.1 By You
Subscribers may cancel their subscription at any time through the dashboard settings or customer portal. Access continues until the end of the current billing period. Top-up report balances are non-refundable upon account closure.
12.2 By Us
We reserve the right to suspend or terminate accounts for violations of these Terms, including prohibited activities outlined in Section 7, or for non-payment. We will make reasonable efforts to notify you before termination except where immediate action is required to protect the service or other users.
13. Modifications to Terms
We reserve the right to modify these Terms at any time. Material changes will be communicated by updating the "Last Updated" date at the top of this page. Your continued use of the service after changes are posted constitutes acceptance of the updated Terms.
14. Governing Law
These Terms are governed by and construed in accordance with applicable law. Any disputes arising from these Terms or your use of the service shall be resolved through good-faith negotiation in the first instance. Nothing in these Terms limits your statutory rights as a consumer under the laws of your country of residence.
